Minnesota (MN) Mortgage & Home Loan Guide

Once you have decided whether a traditional lender or a mortgage broker is the best choice for you, you are ready to shop for a lender.

Mortgage Process Questions:

A Minnesota mortgage is a great choice, but be sure to ask your lender the following questions so that they can help you find the best deal available:

1. Will my interest rate change?  If so, when?  If you have an adjustable rate mortgage, your interest rate will change.  It's important to know how often the rate will adjust.  Some mortgage and refinance loans have an initial period with a fixed interest rate. 

2. Is there a prepayment penalty?  Sometimes lenders require a penalty if you pay your mortgage off early.

3. Do you guarantee the Good Faith Estimate?  Lenders are required to give you a good faith estimate (GFE) of all the fees involved in your loan.  They are not required to guarantee that it will not change.  However, the mortgage and refinance lending industry is competitive enough that some lenders will guarantee the GFE.  Get a guarantee if you can.

A few years ago, when interest rates fell and the housing market boomed, everybody rushed to refinance their homes, as it only made sense to refinance at a lower interest rate than they originally had.

 

Reasons to Refinance:
1. Homeowners refinance to lower their payments or interest rate or to cash out the equity Refinancing to cash out your equity can help you pay for current or future expenses, such as college attendance or unexpected medical costs. 

2. Refinancing now can help you meet your financial goals.  Discussing all of your options and financial goals with your broker will help you find the right refinancing option.  Refinancing may also protect your credit rating and stabilize your financial situation.

3. You may experience a lower monthly payment when the loan reverts to an adjustable rate mortgage based on the prime-lending rate at that time. 

4. If you have an adjustable rate mortgage and you anticipate that interest rates will rise in the next few years, you could save money in the long run by refinancing to a fixed rate loan.

As we enter 2007, people are more cautious of Minnesota mortgages and home loans and the mortgage process as a whole.  Uneasiness about a slowing housing market and rising interest rates are making people hesitant to make financial changes.  However, there are still numerous great refinance and mortgage lenders and many reasons to consider refinancing. With careful planning and a good lender refinancing can be an excellent option.
