Refinancing Your Home

Another benefit of home owning is that you can refinance your home. Refinancing is a way to change the terms of your current mortgage. When you refinance, you have a lender pay off your current mortgage with a new mortgage. This new mortgage will have new terms, and if the interest rate is lower, you can pay less each month than you were paying. Experts say that as long as the current interest rate is at least a half of a point lower than the interest rate that you have with your mortgage, you can save thousands of dollars. You can also change the type of mortgage you have by refinancing. If you have a fixed rate loan and would like an adjustable rate loan, or the other way around, you can change the terms by refinancing your loan. Because refinancing means getting a new loan, you can have completely different terms than your former ones.

You can use the equity that you have built on your home as collateral for a loan. This is called a home equity loan. A home equity loan is a great way to take out a loan in order to pay off large debts or to renovate your home. Home renovations can also bring up the equity in your home, as it makes the value of your house go up.
