This can be done with consolidating other expenses into one loan or by lowering your initial mortgages interest rate. You will want to keep an eye on the real estate market and economy to know when the best time to refinance is. You do not want to refinance to a higher interest rate or a lower interest rate that does not benefit your savings over time. HOME EQUITY LOANS Home equity loans are another option for those who already own a home. The equity of a home is the value of your home minus the amount owed on your existing loan. When you obtain a home equity loan, you do not pay off your existing loan. Instead, you gain a second loan. Home equity loans are often referred to as a second mortgage.
