Option #2 – A Home Equity Loan

Like the idea of a getting cash, but you like the terms of your initial mortgage too much to replace them? Maybe a home equity loan is what you need. This is a loan in addition to your initial mortgage. While you will make two payments each month at the end of the process (one for the initial mortgage and one for the home equity loan), you will get the cash you need without the hassle of a refinance. In most cases, lenders are willing to roll the closing costs in with this type of loan, and you can deduct the interest on your federal income taxes each month.
