Guide to Refinance, Mortgage,
& Home Equity Loans in
Marrero, Louisiana (LA)

Marrero is part of Jefferson Parish in Louisiana, just across the Mississippi from New Orleans. Like the rest of the Gulf Coast, Marrero was devastated by Hurricane Katrina. It is recovering more rapidly, however, and some people believe that Marrero may be the key to the future of the New Orleans area. Jefferson Parish has experienced more job growth than any other city in the nation since Katrina, and a lot of people are relocating there. The population of Marrero is nearly back to pre-Katrina levels, although not all of the local residents have returned yet.

If you are one of the people relocating to Marrero, you will find a thriving, diverse, unique community. There is so much history in this area—from pre-historic Native American archeology to museums. Europeans were in Marrero as early as 1600, which is far earlier than they were in New England. This is a beautiful place to live, with bayous, parks, beaches and the Gulf all within driving distance.

A thriving economy, natural beauty, history and the unique culture of New Orleans all make Marrero a very desirable place to live and work. Buying a home in Marrero may be one of the best choices you will ever make.

Homeowners who want to refinance or take out a home equity loan go through the same process to get a mortgage as homebuyers do. You start by finding a lender and applying for a loan.

When you apply for a home loan, the lender evaluates you and the home. He or she wants to know how creditworthy you are and how valuable the home is. Here is what the lender is looking for:

  • Your FICO score. This is a numerical evaluation of your credit record and it is the most important determinant of whether you get a home loan or not. If you have a high FICO—700 or above, you will get a loan, you will get good terms and you will get to pick and choose among lenders. If you have a poor credit score—under 600, you may get turned down, you will pay high interest, and you will have to choose among sub-prime lenders.
  • Your current finances: The lender will evaluate your income, your debt, how much money you have saved, and how you manage your finances. Lenders prefer to see that you have adequate savings to handle emergencies, that you make enough money to pay all of your bills and that you handle your day-to-day finances responsibly.
  • The value of the home. The house will have to be appraised whether you are buying, refinancing or getting a home equity loan. The lender may require you to make repairs if they are needed to bring the house up to code.

While you are looking for a lender, you can begin to gather the documents you will need. Be sure to submit copies of the documents, always keeping the originals. Here are some of the documents you will need:

  • Income tax forms for at least the past two years.
  • W-2s and other proof of income
  • Pay stubs
  • Bank records
  • Cancelled rent or mortgage checks
  • A detailed list of all your debts, including how much you owe and what your monthly payments are

When you apply for your loan, your lender has to provide you with some documentation, too. He has to give you a Good Faith Estimate and a Truth in Lending pamphlet within three days of your application.

As you can see, any home mortgage, refinance or home equity loan begins with finding a lender. You can start that process right here by completing the form on this page.
