When you are applying for your first mortgage, savings is still an important part, but not as much. Once you can pay down twenty percent to start with, you become free of private mortgage insurance, and you’ll start to see offers for much lower interest rates and much better terms. What this says to the bank is that you are extremely serious about your home loan, your future, and your ability to save money when you need to. Most people miss the twenty percent line by just a little bit, and they are required to pay private mortgage insurance until they have managed to pay twenty percent of their mortgage off. The PMI isn’t much, but every penny that goes towards your balance, the better.

Home Equity Loans

Having savings really isn’t that important when you apply for a home equity loan, since the source of your loan is the equity you have in your home. You still have to demonstrate that you will be able to pay back your loan easily to the bank, but you don’t have to have a bank full of savings to prove it.
